Full Referencing –

We carry out complete reference checks on all prospective tenants through LetAlliance, to ensure they meet our strict criteria to enable them to move into their new home.

Preparing detailed and photographic inventories –

Before the tenancy commences, we will complete a detailed photographic inventory to include all areas of the property. This is so important to ensure if needed, money can be claimed at the end of the tenancy should any damage arise. We also include photos of meter readings and record the testing of safety alarms too. This document is extremely important and should not be overlooked.

Preparing the Tenancy paperwork in line with current legislation –

We ensure all documentation is given to tenants prior to commencement in line with the deregulation act 2015. Landlords are required to provide tenants with a copy of the EPC, gas safety certificate, current ‘How to Rent Guide’ prescribed information, and the checking of alarms. We also ensure that we document that the tenants have received this information, failure to do this will invalidate a section 21 notice.

Protecting the deposit –

We use the DPS (Deposit Protection Scheme) to protect all of our deposits. Deposits must be registered within 30 days of receipt and we ensure this happens for all clients. At the end of the tenancy, the deposit will be returned to the tenant and any dispute will be dealt with by an experienced member of the Wilson & Co team.

Tenancy Management –

We deal with all aspects of tenancy management including any complications/problems or anything else that may arise during the tenancy. We have a network of reputable local tradesmen to cover all aspects of maintenance and we ensure no works are carried out without prior authorisation from the landlord.

Periodic Inspections –

As part of our fully managed service, we undertake interim inspections and carry out photographic reports on each property, detailing the general condition of the property and any maintenance issues. Inspections are essential to property management to ensure your property is being looked after and if there are any signs of misuse, we can highlight and deal with them early on.

Compliance with EPC legislation –

Since April 2018, properties with new tenancies and the renewal of existing tenancies must have an EPC with a minimum rating of E. We will ensure compliance for all of our landlords. From 1st April 2020, this minimum requirement will apply to all properties whether they are new tenancies or not.

Right to Rent –

All private landlords must check the immigration status of the tenant prior to letting their property to them. We can carry out these checks on your behalf to ensure compliance and the current documentation has been received. We will also carry out follow up checks when a tenant has a time limited right to remain in the UK.

Rent Guarantee Insurance –

We can offer a landlord rent guarantee in the event that the tenant doesn’t pay rent. This also covers the legal costs should a tenant need to be evicted.
